What should you to bring to closing?


At RETHINK Title, we strive to make the closing process as easy and streamlined as possible for the buyer and seller. Bringing the right documents will help expedite the closing. You will need:

  • Photo identification in the form of a state issued ID, military issued ID, drivers license or passport.

  • Power of Attorney for anyone not present at the time of closing who is required to sign the documents.
  • Cashier’s check, certified check or wire transfer in the amount of the closing costs payable to RETHINK Title Company, L.L.C.
  • Documents needed to fulfill terms expressed in the sales contract: termite certificate, home warranty information, and flood elevation certificate, if applicable.


Why do I need title insurance?


Title is the owner's legal right to possess and use the property they have purchased. In the event that there is a claim against your rights of ownership in the property, your title insurance company will cover the cost and fees associated with defending against the title claim. Without title insurance, you may be faced with overwhelming legal fees and even the loss of your home.

If you are borrowing money, your lender will require you to purchase lender’s insurance. In the event that a defect in the title of the property is found, the lender’s policy protects their investment in the property, not yours. Your equity in the property is not covered by the lender's policy. To protect your investment, you must purchase your own owner’s policy.


A title search is performed to uncover potential problems prior to closing. It will examine public records to look up the ownership history of the property and uncover ownership rights of unknown parties and liens against the property. However, there are limitations to what a title search shows. An owner’s policy is your protection against problems that can arise after the purchase of your property.
